We carry out full and partial renovations in Nerja, including houses in the old town, apartments in residential developments and villas on the surrounding slopes. Typical jobs include renewing services, updating bathrooms and kitchens and improving layouts. Narrow streets, hillside access, community rules and distance from our Marbella office shape the planning. Quotes are itemised and free.
What kind of homes are found in Nerja?
Nerja’s historic centre is a compact area of narrow streets and traditional houses close to the cliffs and beaches. Around it are apartment buildings and residential developments, and on the slopes behind the town and along the coast towards Maro and Torrox there are villas and townhouses, many owned by people who live part of the year elsewhere.
The property type, more than the street, defines the renovation. An old-town house, an apartment in a community and a hillside villa each need a different plan, even when the finishes are similar. Knowing which one we are dealing with is the first step.
What do older Nerja houses usually need?
Traditional houses often have thick walls, small rooms, roof terraces and services that have been extended over time. A renovation usually involves renewing electrics and plumbing, reorganising rooms within the existing structure and creating modern bathrooms and kitchens.
Roof terraces and older roofs deserve particular attention: water coming in from above has to be diagnosed and repaired before the interior is renovated, as explained in our guide on what a renovation will not fix. Structural changes in older houses need an architect. Our sister site covers village house renovation, including roofs and façades.
What about apartments and villas?
Apartments in Nerja are often renovated after a purchase or when a long-held holiday home needs updating: new bathrooms and kitchens, smoothed walls, new floors and better lighting. A partial renovation may be enough if the services are sound; otherwise a full renovation done once is more efficient.
Villas on the slopes add larger areas, stairs, terraces and outdoor spaces. Interiors are part of our scope; exterior envelope work is a separate scope covered by our villa site.
How do access and distance affect a job in Nerja?
The old town’s narrow streets limit vehicle access and parking, and hillside properties can involve steep drives or long carries. Materials and debris handling need to be planned rather than improvised. Where a skip or materials occupy the public road, a town hall permit is usually needed (to be verified for the location).
Nerja is also a long way from our Marbella office. That does not prevent us from working here, but it makes planning even more important: decisions made before the start date, materials ordered in good time, and visits scheduled efficiently. We are upfront at the first contact about how we would organise a job in Nerja.
What about communities and the coastal setting?
Apartments and many townhouses belong to a community of owners. You must notify the community’s representative before works, and shared elements — structure, façade, roof, common areas — are community matters. Some communities restrict noisy works at busy times of year (to be verified with your administrador). Our community guide explains the basics.
In general terms, coastal properties face salt air, humidity and strong sun, which affect exposed metalwork, external joints and ventilation needs. These considerations guide material choices for terraces and wet rooms.
How do you start a renovation in Nerja with us?
Send photos of each room, the bathroom, kitchen and fuse board, the approximate floor area and whether the property is in the old town, a development or on the slopes. We reply with a first estimate and tell you honestly whether the job fits our scope and how we would organise it given the distance. If it does, we arrange a visit before preparing an itemised quote.
If you are planning from abroad, our guide for owners abroad lists what to prepare on your side.
