Renovation in Marbella

Marbella’s housing ranges from compact flats in the town centre to large villas in the hills. The renovation questions change with the property type more than with the postcode.

In short

We carry out full and partial renovations across the municipality of Marbella, including San Pedro Alcántara and the urbanisations to the east and west, from our office on Avenida Antonio Belón. Typical jobs range from updating resale apartments in blocks to renovating townhouses and villas within managed communities. Quotes are itemised and free, starting from photos and the floor area.

What kinds of property are renovated in Marbella?

Marbella is several places in one municipality. There is the town itself, with its old quarter of narrow streets and the apartment blocks that grew around it; San Pedro Alcántara to the west; Nueva Andalucía behind Puerto Banús; the Golden Mile; and, to the east, a long string of urbanisations such as Elviria and Las Chapas. Each has a different mix of apartments, townhouses and detached villas.

For renovation purposes, that mix matters more than the exact location. A flat in a block raises questions about the community, lifts and debris. A townhouse in a gated development adds urbanisation rules. A villa brings in façades, roofs and outdoor areas, which our sister site reformavillascostadelsol.eu covers.

What renovations do Marbella properties typically need?

Resale apartments from the decades when much of the coast was built often need the same core work: renewed electrics and plumbing, new bathrooms and kitchens, removal of textured walls and new floors. Owners frequently want to open the kitchen to the living area and make more of terraces and views.

Townhouses and villas add stairs, larger wet rooms, more extensive floors and sometimes changes in layout across several levels. Whether a job is best handled as a full renovation or a partial one depends on the condition of the services, which we check at the visit.

How do access and logistics work in Marbella?

Access varies a great deal. In the old town, narrow streets and limited parking make deliveries and debris removal something to plan carefully. In apartment blocks, the lift and the route to the street need protection and agreed times. In gated urbanisations, contractors’ vehicles may need prior notice at the gate, and some communities set hours for deliveries.

We plan these details before the start date rather than on the first morning. If a skip on the public road is needed, a separate permit from the town hall is usually required (to be verified for the specific street).

What should you know about communities and urbanisations here?

Many Marbella properties sit within a community of owners, sometimes with several layers — a building or phase community and a wider urbanisation. Owners must notify the community’s representative before carrying out works in their own property, and shared elements such as façades, roofs and gardens are not theirs to alter alone.

Some urbanisations also have design rules covering external colours, fences or terraces, and restrictions on noisy works at certain times of year (to be verified with your administrador). Our owners’ community guide explains the legal basics in plain English.

Does the coastal setting affect a renovation?

In general terms, properties close to the sea are exposed to salt-laden air, humidity and strong sun, which are harder on exposed metalwork, external joints and some finishes than an inland climate. Inside the property, good ventilation in bathrooms and kitchens matters for controlling condensation.

That does not change the renovation sequence, but it does influence choices: fittings and fixings for terraces and wet areas, ventilation, and the detailing of junctions between inside and out. External envelope work — façades, roofs, windows — is a separate scope covered by our villa site.
