A turnkey quote includes coordination, sequencing, materials logistics, debris removal, cleaning and a single point of responsibility. Hiring trades separately removes those lines from the paperwork but not from the job: someone still has to do them, and gaps between trades are where delays and rework appear. Turnkey tends to pay off on multi-trade jobs, especially when the owner is not on site.
Why does a turnkey quote look higher at first glance?
Because it shows costs that a collection of trade quotes leaves out. A plumber quotes for plumbing, a tiler for tiling. Nobody quotes for deciding when each should arrive, ordering adhesive in the right quantity, getting the debris out of the building, protecting the lift or cleaning at the end. Those tasks still exist. On a self-managed job, they fall to the owner, or they fall through the gaps.
A turnkey contractor prices them in, because they are part of delivering a finished result. So the fair comparison is not turnkey quote versus the sum of trade quotes. It is turnkey quote versus the sum of trade quotes plus the owner’s time, plus the cost of mistakes in sequence, plus the days lost between trades.
Where do the hidden costs of self-managing sit?
- Idle days: the tiler cannot start because the plasterer has not finished; the plasterer is waiting for the electrician.
- Rework: a socket in the wrong place after tiling, a pipe that needs moving after the floor is down.
- Materials: wrong quantities, late deliveries, tiles from different batches.
- Disputes: two trades blaming each other for a defect, and the owner left to decide who pays.
- Your time: being on site or on the phone to answer questions, open doors and check work.
None of these appear in a quote, which is exactly why they are easy to underestimate. For an overseas owner, the last item can be the largest: managing trades from another country is difficult even with good intentions on all sides.
What exactly are you paying for with turnkey?
On our jobs, the turnkey arrangement covers planning the order of work, coordinating every trade including the authorised partner installers for electrics and gas, sourcing materials if you want us to, receiving deliveries, removing debris, protecting the property and common areas, a final clean and a walk-through at handover. Above all, it covers one party answering for the whole result, with a written guarantee and liability insurance.
It does not cover everything. Technical projects, licence applications, energy certificates, asbestos removal and financing sit outside our scope, and we say so in the quote. The full description is on our turnkey renovation page.
What does the owner still do on a turnkey job?
Turnkey does not mean hands-off. You still choose the finishes, approve the layout, decide on any extra work and, as owner, take care of the steps that are legally yours: notifying the community and filing the town hall paperwork. You also need to make decisions on time. A turnkey contractor can keep the trades moving, but cannot choose your tiles for you.
What changes is the kind of involvement. Instead of coordinating people, you are making choices and approving changes. For most owners — particularly those who are not on site every day — that is a far better use of their time and attention, and it is the part of the job where their judgement actually matters.
When does turnkey pay off, and when does it not?
Turnkey earns its keep where several trades need to work in sequence: a full renovation, a bathroom and kitchen together, any job involving new services and a new layout. It is also the obvious route when you will not be present for most of the work.
It is less compelling for single-trade jobs — repainting a flat, replacing a few interior doors — or for owners who live locally, speak Spanish and already have reliable trades they trust. If that describes you, managing the job yourself may make sense, and our comparison of one contractor versus separate trades looks at both routes in more depth.
How do you judge value without comparing totals alone?
Ask each contractor for an itemised quote and compare it line by line: is the scope identical, are the same materials included, are debris removal and cleaning shown, who does the regulated work, what guarantee is offered? Two totals that differ widely usually describe two different jobs.
The factors that move a renovation budget — scope, condition of services, materials, access, occupancy and timing — are explained without figures on presupuestoreforma.eu. When you are ready, send us photos and the floor area and we will prepare an itemised quote you can compare against any other.
